| Little
Gruinard is four miles north of Laide and ROCKLEA, which is a modern
log house, stands in its own grounds of around five acres above the
shoreline of Gruinard Bay. There is direct and private access to the
beach and tenants have the use of two canoes which are of a design suitable
for beginners. |

| At the seaward end of the house there is a spacious living area which combines kitchen and dining facilities along with the sitting room. There are three bedrooms to accommodate five adults and a fully equipped bathroom and separate W.C. | |||||||||||||||
| Visitors to the house enthuse about the nearness to nature and wildlife that it offers and binoculars are essential if the bird life, red and roe deer, pine marten, seals and, if you are lucky, otters are to be enjoyed to the full from the sitting room window. | |||||||||||||||
| The house is fully insulated and heated on the Scottish Hydro Electric Total Control System. The water is heated by immersion heater. The sitting room has an open fire and in addition to a colour television with digital reception, there is a radio within a mini stereo system. The bedrooms comprise one double, one twin, and one single room. All the beds are provided with electric blankets. The bathroom is fully equipped and has an overbath shower whilst the W.C. has a wash hand basin and a shaverpoint. The kitchen equipment consists of an electric cooker, a microwave oven, a fridge freezer, a dish washer, an automatic washing machine and a tumble drier. There is an airing cupboard. Garden chairs and a table are provided. | |||||||||||||||

| Tenants
taking pets should note that up to two pets per tenancy are welcome and
should add £15 per pet to the weekly rentals quoted above. Electricity,
coal and use of the telephone are covered by a self billing invoice with
electricity chargeable at the rates applied by Scottish Hydro Electric, as an indication the rates being applied at present (December 2007) including V A T at 5% are 9.78p and 5.24p respectively.
